Its full speed ahead for the construction of a brand new employment site in Blackburn – brought forward as part of a £13m gateway scheme.

Inceptum 2 Management Ltd secured the site off Carl Fogarty Way – named after the local Super Bike legend and King of the Jungle – for a quality, light industrial or trade counter scheme.

The 9,050 sq ft development has been designed by leading architects KPP with the build being delivered by contractors C&AJ Marshall.

With work now underway, Inceptum 2 is already looking for more sites in the area.

Director Simon Lyons said:

This is a fantastic gateway location – close to Junction 6 of the M65, the neighbouring Frontier Park and Whitebirk Industrial Estate with easy access to Blackburn town centre.

We are proud to be delivering a quality scheme here with a long-term commitment to the site and the area.

Due to the prominent location, we’re already in discussions with potential occupiers for when the development is completed later in the year and we’re looking for more investment opportunities in the area too.

The unit has been designed so it can be let as whole or sub-divided into smaller units.

It can also accommodate mezzanine floor areas too.

A spokesperson for KPP Architects said:

We are delighted to be involved with delivering the first plot of the Council’s long term development strategy for Carl Fogarty Way in Blackburn.

The prominence of the site and the high-quality light industrial accommodation will provide excellent employment opportunities for the area.

The buildings are being built to a high standard, both visually and environmentally, and the development is highly sustainable with excellent transport links.

Carl Fogarty Way is part of a key gateway having been delivered as part of the £13m LEP-funded Growth Deal 3.

The Deal helped unlock investment sites along the growth corridor – supporting Blackburn with Darwen Council’s £1bn vision for the future.

Councillor Quesir Mahmood, the Council’s Deputy Leader and Executive Member for Growth and Development, said:

It’s fantastic to see construction start on this site – paving the way for new jobs and opportunities.

As a Council, we’re working hard to create a more prosperous borough where no one is left behind.

Central to that is our £1bn vision for the future and developments like this help support that.

Just last month, we agreed proposals to buy the neighbouring Imperial Mill too to help safeguard the landmark building for future employment and cultural opportunities.

We have a great story to tell here in Blackburn with Darwen around our growth agenda and we’re carving out a strong reputation for the borough as a place to invest and do business.

The new development is being marketed by Whiteacres Property Limited.
